Broker of record & licensed brokerage infrastructure · 50 states + DC

The licensed infrastructure behind real estate.

License Link builds and operates the licensed brokerage entity your company runs through. We form the entity, place a supervising broker of record inside it, and write the policies and employee agreements that keep unlicensed staff on the right side of state law. One state or all fifty.

Real estate went national. Licensing didn't.

Real estate used to be hyperlocal, and licensing law was written for that world. It never adjusted when technology companies, lenders, and corporate teams started running real estate operations across twenty states from one office. Every state still wants a licensed broker, supervising real activity, inside an entity that state recognizes.

That gap is why License Link exists. We've placed the brokers, formed the entities, navigated the boards, and sat through the state commission audits, which is a different thing from having opinions about them.

The structure gets built once per state. The compliance has to be maintained continuously, and no two states want it done the same way.

What we do

Full stack or single service. Scoped to fit.

Some clients use everything to launch national operations. Others bring us in for one piece: entity formation in a handful of new states, or ongoing compliance for a footprint they already have.

Entity formation

Corporate Formation · Real Estate Brokerage Formation

Stand up corporate entities and brokerage structures across all 50 states and DC. We handle registration and the ongoing maintenance that keeps entities in good standing — whether you need one state or twenty.

Broker placement

Broker Placement · Standby Broker · Broker Assurance Plan

Active and standby broker services keep your transactions compliant in every market you operate. Broker Assurance plans are available for continuity coverage when staffing changes.

Membership & compliance

Board & MLS Membership Set-Up · Real Estate Data Facilitation

Board, MLS, and association memberships set up and maintained in the markets your operation actually needs. Some clients need a dozen. Some need none, and that is not a gap in the engagement.

Transactions

Listings · Closings · At-scale execution

For clients who need transactions executed rather than just the licensed structure to execute them in-house. We run listings and closings inside the brokerage entity we maintain for you. Common with iBuyers, real estate technology platforms, and institutional operators who'd rather not build a broker network.

Who we serve

Built for teams expanding their real estate footprint.

Six kinds of operators put us to work most. The trigger is different in each one, whether it's a RESPA structure that has to hold or an expansion outrunning its own licensing, but the work underneath is the same: building the licensed brokerage your operation runs through, and supervising what happens inside it.

01 / Title, Mortgage & Lending

RESPA-aware by design.

Title agencies, mortgage lenders, home equity investment platforms, and other settlement service providers needing licensed brokerage support that fits inside the regulatory perimeter you already operate within. We build brokerages structured to slot into RESPA-compliant operations, not around them.

02 / PropTech & Real Estate Software

The licensed entity behind your product.

Your product sits close to the line of licensed activity, and the exposure is usually your own staff before it's ever the data. We build and operate the brokerage underneath the product, with the written guardrails that define who is permitted to do what. Some clients here never take an MLS feed at all.

03 / Institutional Investment & Operations

iBuyers, SFR, BTR, STR, fractional.

Institutional residential operators run transaction volume that would make them a mid-sized brokerage if anyone framed it that way, and most of the people handling acquisitions and dispositions aren't licensed. We build the licensed entity underneath the operation and can run the transaction machinery at scale.

04 / Corporate Real Estate

Expanding without staffing.

You're moving into states faster than you can stand up a brokerage in each one. We build and supervise the licensed entity so you're not recruiting a broker in every market before the business can move.

05 / Capital Markets & Commercial

Institutional commercial coverage.

PE-owned real estate operations, M&A advisors, development companies, and commercial brokers needing cross-state coverage. We build the licensed entities and maintain the audit-ready compliance posture institutional counterparties expect.

06 / Lead Generation & Referral Platforms

Built for the regulated middle.

Agent-matching services, mortgage marketplaces, AI-driven lead routers, and real estate-adjacent fintech all face specific RESPA and state-licensing exposure. License Link is built for the structural work this segment actually requires.

Why License Link exists

License Link helps growth-stage and established companies run real estate operations in more than one state without building an in-house compliance function to do it.
